Whenever a property owner considers altering their property in any way, it is necessary to submit an application to the Zoning Officer before beginning the work. Each land use zone in Highland Park has its own specific guidelines and requirements.  The Zoning Officer's review ensures compliance with Highland Park Land Use laws.  The Zoning Permit Application is available from the Code Enforcement Department.  A survey must be submitted with an application. The Zoning Officer reviews applications and provides either a zoning approval or, in the case of a denial, the opportunity to revise the application or pursue a variance from the Zoning Board of Adjustment. A property owner may also be referred to the Planning Board for their review under certain circumstances.

Zoning approval is required for most work done to property in Highland Park, including construction, alteration, addition, repair or change in type of use.

  • Installation of a sign or awning (a Sign/Awning Information Form)
  • Change of use (for example from retail use to professional office use)
  • New business opening
  • Interior Renovations
